EtherealX land agreement covers proposed Tirupati rocket factory

Ethereal Exploration Guild, the launch company known as EtherealX, has entered an agreement for sale with the Andhra Pradesh Industrial Infrastructure Corporation for 142.3 acres in Tirupati district. Its legal adviser, Shardul Amarchand Mangaldas & Co., disclosed the transaction on 22 September 2026 without stating when the agreement was signed.

The parcel is in Routhsuramala village. The adviser describes a proposed facility for manufacturing and testing rocket engines and launch vehicles, with an intended investment of approximately ₹578.39 crore. It does not report that amount as money already spent.

The project predates this disclosure. News9 reported on 14 January 2026 that the state investment board had approved a proposal to allot 149 acres to the Bengaluru company. The September announcement gives 142.3 acres but does not explain the difference.

The law firm states that it reviewed revenue documents and helped negotiate and finalise the agreement. Its announcement does not disclose the land price, confirm completed conveyance or give dates for construction and operations.
